No-Cost Program. Property Receiver Services assumes all costs for the preparation and filing of the petition to gain appointment as Receiver. Additionally, Property Receiver Services assumes all future costs of the Receivership. Our specialized Receivership program is FREE to the COA/HOA.

Recover Delinquent Balances Owed. Prior to removing the property from Receivership, Property Receiver Services recovers for the COA/HOA the statutory “Safe Harbor” where applicable or the entire delinquent balance. 100% of what is collected for the COA/HOA is paid to the COA/HOA.

Increase Cash Flow and Reduce Debt. Property Receiver Services pays the COA/HOA 30% of the rent or their monthly assessment, whichever is greater.

Clean up and Rehab COA/HOA Properties. Property Receiver Services pays for the initial clean up and improvements for each vacant property.

Maintain, Manage and Secure COA/HOA Properties. Property Receiver Services assumes responsibility for the maintenance and operating expenses of the properties, including all appliances, HVAC, plumbing and electric. Property Receiver Services pays for repairs, lawn, pool, pest control, electric, water, and sewer.

Bonded, Licensed and Insured. Property Receiver Services is bonded, licensed and insured. Property Receiver Services carries Commercial General Liability Insurance of $1 million per Incident per Property. This amount can be increased to meet COA/HOA requirements. Additionally, all occupants carry Personal Property and Liability Insurance. Property Receiver Services indemnifies and holds the COA/HOA harmless and assumes all liability during the term of the Receivership.

Experience and Expertise. Property Receiver Services has a team with over 39 years of Property Management and General Contracting experience. Managing Partner, Harold B. Klite Truppman, is an attorney with over 29 years of experience, receiving his Juris Doctor, Law from the University of Miami. Additionally, Mr. Truppman also holds an MBA in Business from the same. All vendors are vetted, licensed and insured.

Vetted Occupants. Property Receiver Services places vetted and Association approved individuals into the properties. These individuals are issued an occupancy license, in lieu of a lease, to ensure they comply with all COA/HOA rules and regulations.

Reduce Legal Expenses. Property Receiver Services offers an efficient and cost-effective alternative to foreclosure and lien. Property Receiver Services avoids these legal costs and begins to generate income in as little as six weeks. The COA/HOA still preserves the right to lien and foreclose on the property.

Reduce COA/HOA Liability. Property Receiver Services reduces the COA/HOA’s liability associated with foreclosure. Property Receiver Services assumes all liability and indemnifies and holds the COA/HOA harmless.
